- A Short Sale occurs when a homeowner who is facing foreclosure sells his or her home for less than the value of their loan and the financial lending institution accepts the sale as payment in full for the loan rather than the actual full value. This helps the homeowner to avoid foreclosure. Short sales take time, skill but are a win–win situation.
Why Short Sales Occur?
- Over the past 36 months homes have depreciated anywhere from 7-62% depending on the market and location of the property. Essentially, certain home owners now owe a mortgage that is worth more than the property is actually valued or appraised by the lending company. For instance, in certain cases homeowners might have bought their homes with no or very little money down which means that after all the charges, the loan was for more than the purchase price. These homeowners are referred to as having “upside down mortgages”.
